How the instant estimate works

When you enter your address, the tool finds your property on a satellite map and looks up the outline of the building from OpenStreetMap's building data. That outline is the footprint of the house. We add the roof overhang around the edges, then use the pitch you choose to convert the flat footprint into the actual sloped surface of the roof, because a steep roof has much more area than the ground it covers.

Roofers price by the square, which is 100 square feet of roof surface. The tool adds a waste allowance for cuts at hips, valleys, rakes and starter courses, then multiplies by Hammerline Roofing's price per square for a standard asphalt shingle reshingle, with adjustments for steep roofs, taller homes and extra layers of old shingles.

What the price includes

• Tear-off of one layer of existing shingles and disposal.
• Ice and water protection at the eaves and in the valleys.
• Synthetic underlayment and drip edge.
• Architectural asphalt shingles, starter strips and ridge caps.
• Ridge vent and new pipe flashings.

Why the final price can differ

Satellite images can be a few years old, trees can hide parts of a roof and building outlines aren't always exact. Some costs also can't be seen from above: soft or rotted decking, extra layers, chimney and wall flashing, skylights, ventilation upgrades and difficult access.
